Real Estate Development
Land Projects and Assembly
Chris has led the assembly and development of over 2,500 acres of mixed-use projects, including the 1,500-acre “AmeriPlex” in Indianapolis and the 500-acre “NorthPoint” campus in Westfield, IN. In this work, Chris led the efforts to assemble and acquire the sites as well securing the zoning and other development incentives with the public sector. Chris also led the branding and marketing for the parks and negotiated hundreds of real estate transactions with a variety of fortune 500, regional, and local companies within those land assemblies.
Multi-Family Housing
During his leadership tenure, the Holladay Indianapolis office developed over 300 units of multi-family projects, with a portfolio valuation of $85 million. In developing that portfolio, Chris engaged in site selection, design, brand positioning, and the overall financing of the apartment projects. One of those developments, “Union Square” located in the Fountain Square area of Indianapolis was recognized and awarded by the Indiana Apartment Association as one of its 2024 “Best New Floor Plans”.
Industrial
Over his 22-year tenure with Holladay Properties, Chris led the development of over 10 million square feet of industrial space, spread over dozens of buildings. These buildings included speculative developments where Chris led the marketing and lease-up as well as build-to-suit transactions where Chris collaborated with companies in entitling, designing and financing their site-specific facilities.
Hotels
Over the past ten years, Chris has led the development of four hotels in the Indianapolis area, totaling over 400 rooms and with a market valuation of $75 million. Each of those hotels was developed with strategic joint-venture partners, relationships that were developed and cultivated by Chris. In addition to collaborating with those key joint venture partners, Chris also worked closely and developed relationships with the major hotel chains, including Hilton, Marriott, and IHG.
Public Sector Projects
Chris’ extensive experience in developing a wide variety of real estate projects over the above sectors has caught the attention of public sector entities, who have turned to Chris’ leadership to support certain public initiatives through his development expertise. One such project was when the city of Westfield, IN turned to Chris to lead the development of the city’s $27 million “Grand Park Events Center”, a project that houses 3 full-size soccer fields located in the heart of the city’s 400-acre “Grand Park” sports campus. Another project was when the City of Indianapolis asked Chris to lead the transformation of the city-owned “Central State” site from a dormant public hospital campus into a thriving mixed-use development that contains residential, apartments, senior living, as well as neighborhood retail and commercial services.
Special Projects
Chris has carried over his experience of developing unique design and function in his public private partnerships into the private sector as well, most notably his development of the West Fork Whiskey distillery project in Westfield, IN. This $10 million project contains 35,000 square feet of restaurant, lounge, offices, event center and production space - all integrated together to provide both high-level customer experience and efficient production utility to West Fork Whiskey.
